Our Building surveyors and project managers have experience of diagnosing property issues and managing works for a variety of retail clients, from single store owners to large retail chains and shopping centre owners.
Paul provided Building Surveying design and management services to the University of Exeter on the refurbishment of a new aquatic research facility. The state of the art laboratory provided space for a world leading professor to carry out his research. The project was to be delivered within an existing building, creating additional challenges to manage, however these were overcome and the project was delivered successfully. The project value totalled £4.5M, and was delivered using an NEC 3 Option A form of contract.
Paul managed the delivery of a new Collaboration lab to create 300m2 of refurbished laboratory space capable of supporting 60 students involved in various areas of research, within open plan laboratory areas.
Specific challenges include providing a facility within restricted project timescales with a limited design phase, tight budget constraints and working within an occupied space. The project was delivered using an NEC 3 Option A form of contract, with a project budget of £600k.
CBC have experience undertaking condition surveys for a number of local academy trusts. These surveys have been used to allow the trust to prepare a future looking maintenance programme, as well as identifying specific issues that require investment to resolve. In addition, we have prepared and managed School Condition Allocation (SCA) works for a number of local trusts. Works include roof replacements, redecoration and WC refurbishments.
Private College Master Planning
We worked on the preparation of condition surveys of all buildings within a city central site for a private college. After which, the data was collected into a single, master document allowing clear decision making prior to the start of an estates remodelling process. We recommended the appointment of a local architect and provided cost consultancy services for the outline remodelling works.
Private Education Provider
Working with a private education provider, we undertook surveys of a number of Grade II and Grade I listed properties that the provider has acquired through their status as a charity over the last 100 years. The buildings required careful and diligent survey work to be undertaken as there were numerous heritage concerns that required full understanding before addressing.
CBC were engaged to provide advice in relation to the acquisition of a portfolio of industrial units throughout the UK. Immediately after our appointment, CBC inspected the units, where is became evident the condition of the portfolio was tired and our client could potentially inherit an onerous repairing liability. CBC negotiated the need for Schedules of Condition to be appended to the new leases, at the Landlords cost, to ensure that our client was adequately protected from non-fault dilapidations claims at the end of the lease term. Following this, CBC undertook schedules of condition of over 2,000,000 sq ft of industrial space in a three week window.
World War 1 Munitions Factory
Paul was appointed project manager of the refurbishment of a World War 1 munitions factory in Hereford. At the time of construction, the warehouse was the largest single spanning warehouse in the UK. The project was to refurbish the building and provide flexible, ‘business incubator’ space whilst at the same time retaining the historical essence of the building. The project was managed using an NEC 4 Option A, following an OJEU tender process.
The surrounding land was at risk of contamination, both from asbestos, and unexploded ordnance. Three rounds of intrusive ground testing confirmed that the ground was ‘non-hazardous’, but not inert, therefore a strategy was needed to mitigate the risk for needing to move 4,000 cubic meters of material off site.
Through a robust design challenge process we were able to succeed in a combination of raising the height of the existing internal and external ground levels to accommodate some material. Remaining material was able to be concealed within landscaped bunds, resulting in a project saving of over £500k.
The Co-operative Group
Paul has undertaken numerous condition surveys for the Co-operative group across their portfolio of properties including retail, funeral care, pharmacy and administration. Surveys range from specific defect analysis, planned maintenance surveys and condition surveys.
